About job

Manages the successful delivery of design from the initial briefing process through the concept design stage including coordination and direction of internal and external resources to deliver the complete design documents required to for State Architect Approval and the preparation of sales documentation on time, within budget and agreed performance and quality standards.
Determines the requirement to externalize consultants’ scope or to produce inhouse design with the approval of the head of function.  

Your key responsibilities:

Project Specification
  • Determining Specifications:
  • Preparation of the development design guidelines for specific zones / neighbourhoods working collaboratively with sales team, planners, consultants development managers and multiple stakeholders.  
  • Receives assignment of the design brief from the Development Manager. Assists in the development of the design brief including planning and design parameters as well as technical performance requirements.
  • Preparation of design delivery plan, performance standards and procedures for executing the design particularly in relation to preparation of briefing documentation, planning, scheduling and cost.
  • Research and identify the latest product specification trends and available product specifications that help develop a competitive and compelling development product offer noting budget expectations.
  • Prepare and update sales contract specifications.
  • Advise on competitive client selections or upgrade product specification strategy and options.
Project Scheduling
  • Contributes and assists the development managers in planning the detailed project scheduling to ensure compliance with defined milestones for major design activities, relationships between activities, and assist in maintaining budget estimates to achieve target costs and delivery dates.
Design Management
  • Executes the sketch and concept design management within the overall project management processes under the direction of the Development Manager to ensure the projects design delivery is managed within all agreed project parameters, specifically cost, time, quality, functionality, safety and environmental standards.
  • Continuously reviews the design brief and evolving design submissions for improvement in aesthetic, efficiency, maintenance, functional, cost and value design outcomes and providing clear recommendation to changes where necessary.
  • Undertakes safety in design reviews and provides recommendations and observations to consultants and the Development Managers.
  • Performs design reviews on a regular basis to follow-up on design progress, ensuring that the delivery of design is meeting time cost quality expectations of the project brief.
  • Attend design progress review meetings taking minutes and issuing actions as required.
  • Prepare a handover design management brief to the Project Delivery team.
  • Regularly meet with the Project Delivery team to ensure that the detailed design does not deviate from the agreed concept design. Notify the design manager should the detailed design materially change.
Budgeting & Cost Control
  • Assists in establishing the overall Project Budget, cost reporting update, tracking of design budgets, assisting in monitoring financial performance of projects to ensure best quality of design is provided within cost constraints. Provide support and costing analysis related to design, materials and individual elements, disciplines and work variations.
  • Actively contributes to the value engineering options of master planning, design, materials and product specifications.
Contractor & Consultant Liaison
  • Identify and engage with appropriate external design consultants.
  • Prepares design consultant tender documents including design briefs, scope of works, and invitation to tender.
  • Responds to tender queries as required.
  • Prepares design consultant tender recommendation reports.
  • Coordinates and liaises with Project Consultants for the duration of the concept design phase through to state architect approvals to ensure the effective coordination and execution of the projects design; specifically, to agree the scope of work, the design brief, design production, formatting production, standards, specifications, materials and equipment selection.
Building Permits Liaison
  • Coordinates with government bodies and licenced consultants to ensure that all requirements and restrictions and other conditions related to the design of projects have been considered incorporated and that approval submissions and approvals are monitored, managed and delivered in a compliant and timely manner.
Health, Safety & Environment
  • Ensures the design produced is aligned with the need to deliver the projects in compliance with all the relevant safety, quality and environment procedures, instructions and controls are adhered to, so that the safety of employees, quality of products/services and environment compliance can be guaranteed during the project implementation.
Knowledge, skills, and experience required:
  • Minimum Qualifications
  • University Degree in Architecture
  • Certificate in Project Management preferred
Job- Specific Experience
  • Minimum 7 years of relevant experience
  • Experience of managing diverse projects with specific experience in real estate construction projects form conception through all phases of the project life cycle feasibility.
