About Job:
- To actively contribute to the overall functional strategy, including the annual planning processes, remaining responsible for the successful delivery of the Annual Sales Plan to meet customer acquisition, channel management and revenue growth targets. Manages the Sales Team, and associated channel management practices to achieve its objectives and approved targets, in liaison with the Real Estate Marketing Department to ensure focus on lead generation and product launch and promotion.
Sales Activities & Sales Plan Implementation:
- In consultation with the Director of Sales & Marketing, contributes to the development of the Sales & Marketing Strategy, with a specific focus on supporting the creation of the Annual Sales Plan that expands the Company’s customer base and ensures a strong market presence.
- Expands current business, achieve growth and hit sales targets whilst maintaining price integrity; driving the sales process from end to end and overseeing the signing of relevant documents upon closing deals.
- Takes a lead role in supporting business development to progress business development opportunities, acting as the sales lead with prospective investors and partners.
- Manages the Sales Team, setting annual objectives & overseeing the activities, performance of the sales team to meet set targets, tracking progress and coaching to achieve optimum performance.
- Accompanies customers during visits to Lustica Bay properties, advising on product range, location, facilities provided, market conditions and product pricing.
- Provides strategic and operational input into the Marketing Department on lead generation, preparation of sales collateral documents, including representations, brochures, sales kits and contracts; supporting decisions around most effective product launches and promotion.
- Ensures the creation and development of a sustainable sales-orientated pipeline of prospective clients through the introduction and development of a network of external agents and brokers, including in specified regions as directed, in close collaboration with Channel Management.
- Ensures the promotion of Lustica Bay properties by participating in relevant marketing and sales events and representing Lustica Bay at external meetings to promote offerings and create brand awareness; undertaking necessary pre-work to support successful sales events and continuously develop client networks.
- Ensures the creation and maintenance of strong, long-lasting customer relationship practices within the Sales Team by partnering creating practices and principles for handling existing and prospective Clients and Brokerage Partnerships.
- Continuously monitors customer preferences, providing analysis for the on-going review and focusing of sales efforts.
- Contributes to the identification and assessment of emerging markets and market shifts while being fully aware of new products and competition status.
- Carries out market research and forecasts sales projections for specific areas in support of the Sale Plan.
- In support of Marketing, maintains an up to date knowledge of competing projects’ activities in the region and internationally, including product offerings, pricing and practices, updating Head of Sales & Marketing with timely and accurate reporting.
Minimum Qualifications
- High School Diploma.
- Minimum 5 Years’ experience (or equivalent) in residential real estate sector in an international context.
- International sales experience in work with international sales channels and clients.
- Minimum 5 Years’ experience (or equivalent) in marketing.
- Demonstrate a successful history of real estate sales performance.
- Fully conversant with all MS Office Products and software packages.
- Excellent presentation skills.
- Previous experience in team leading.
- Fluent in English, both verbally and in writing and any other regional or central language.
- Commercially astute; well informed and knowledgeable in the drivers of supply & demand in target local and regional real estate markets.
- Advanced influencing and negotiation skills to drive results.
- Strong written and verbal communication capability.
- Highly effective interpersonal and relationship management skills; able to interact professionally and positively with internal partners, third parties and high net worth clients.
