Residences Letting Manager

Mission

• Manage all rentals of apartments/residences in Portonovi rental pool.
• Residences Letting Manager oversees all facets of the client experience in Portonovi apartments, coordinates the check-in process, resolves issues that guests may have and develops programs for special services.
• Manages bookings through various booking channels.
• Prepares all contracts and invoices.

Responsibilities

• To manage the Portonovi holiday residential rental program, identifying high potential source markets and targeting tourism stakeholders in order to promote Portonovi.
• To create reports and inform homeowners and management about occupancy rates, leases expiry dates, holiday rental income and costs, etc.
• To effectively negotiate Portonovi’s lettings portfolio being featured by the main local and international TOs, agencies, online agencies or direct channels.
• Proactively manages inventory for the resorts maximize rental pool revenue.
• Maintains accurate reservation system information including Internet/GDS sell screens, and facts for Portonovi Resort.
• Regularly check GDS systems for resort positioning, information accuracy and competitor positioning for the resort.
• Proactively communicates restrictions and strategy to the GM through documentation and meetings.
• Continually analyses booking patterns through reservation system and recognize trends and their relevance.
• To carry out market planning and research in order to identify potential guest portfolio; to arrange visits and provide familiarisation trips for TOs, etc. with marketing.
• To set up rental pool strategy and pricing.
• To manage rental and insurance procedures.
• To forecast rental performance using financial models and determine profitability.
• To be consistently aware of current rental market prices/room rates in Montenegro, amongst Portonovi’s competitors and HNW individual trends.
• Facilitates discussion on trends, market growth and selling initiatives.
• To develop 3-month, 6-month, 12-month strategic action plans for the management of the rental pool revenues.
• To train reservations/revenue team members on key areas of revenue and yield.
• Effectively uses reservation system and demand forecasting system to determine/implement/control accurate selling strategies.
• To attend department meetings as required and actively participate in the Real Estate & Business Development department.
• Accurately prepares/participates in the monthly, quarterly, and yearly forecast/budgeting.
• To coordinate internal operations required connected to the rental program.
• Any and all other duties as assigned by the Real Estate & Business Development Director.

Education and previous experience

• University degree qualification in Business Administration; (International) Hotel School degree.
• Management experience.
• Previous experience within the reservations/revenue department of an international 5* Hotel/Resort.
• Previous experience in dealing with HNW individuals.

Preferred competencies

• Strong numeracy skills, able to review financial reports.
• Knowing third party’s booking systems and channels
• Excellent spoken and written English.
• Knowledge of other languages.
• Computer literate.
